Ghanem platform closes extension round and links fractional ownership certificates to the real-estate registry

The Saudi Ghanem platform for fractional real-estate ownership closed an additional pre-seed financing round of $1.5 million, raising the total amount raised in this stage to $8.6 million. The round saw participation from real-estate companies and angel investors, supporting the expansion of the technology platform that enables individuals and institutions to own shared stakes in income-generating real-estate assets, a step that reflects the accelerating shift of property markets toward low-cost digital investment.

Sovereign registration moves fractional investment from speculation to legal certainty.Ghanem was founded in 2025 by Saleh Wahid Al-Ghamdi and Amr Issam, and it has successfully enabled a direct technical link with the Saudi real-estate registry. This link allows fractional real-estate stakes to be recorded legally and official digital ownership certificates to be issued in the names of individual investors, overcoming the documentation hurdle that has long plagued traditional real-estate crowdfunding platforms. The company applied this pathway in practice by issuing digital certificates to about 580 individuals who participated in the first income-generating real-estate investment opportunity via the app, with a minimum investment of 1,000 Saudi riyals.

The platform operates under direct regulatory supervision after entering the legislative sandbox of the Saudi General Authority for Real Estate, where it launched the fractional ownership product under official oversight. Real-estate assets are subject, prior to listing, to a series of due-diligence checks and ownership-record verification, in addition to certified assessments carried out by licensed appraisers, with all platform products receiving Shariah approval. Operationally, the platform has begun distributing rental income to investors on a regular basis without any payment delays.

Building bridges with national registries reshapes real-estate technology requirements in the region. This development carries clear strategic implications for startups and technology development teams across the Gulf, Egypt and the wider region. The bet is no longer limited to designing attractive investor APIs; it has moved to deep integration with government infrastructure and official regulatory bodies. This shift compels fintech and proptech developers in the region to invest greater effort in compliance engineering, develop automated rental-return management algorithms, and connect with national real-estate databases to ensure the legal validity of documents.

This step places product managers and investors in a new operational reality, as lowering the entry threshold to 1,000 Saudi riyals opens the door to new cash flows from small investors, while also requiring the management of thousands of records and profit distributions with zero margin for error. In the next phase, the platform’s priorities shift toward diversifying income-generating real-estate opportunities and expanding institutional partnerships within the experimental regulatory environment, with the true test remaining the model’s ability to maintain assessment accuracy and consistent returns as the user base, which already includes thousands of registrants, expands.
