UAE-based property portal Bayut has announced the launch of an AI search feature, allowing property seekers to move away from sole reliance on traditional search tools and preset filters to describe their requirements in their own words using natural language queries. The tool processes detailed prompts, such as searching for a two-bedroom apartment in Dubai Marina with sea views priced under 2 million dirhams, or a family villa in Dubai Hills with a private garden, matching criteria directly against the platform's listing inventory.

Moving beyond rigid filters toward interactive discoveryThe feature extends beyond the conventional boundaries of digital filters that focus strictly on location, price, and bedroom count, accommodating nuanced requirements around lifestyle, views, amenities, and specific property features that influence decision-making. Muneeb Farooq, Vice President of Product Management at Bayut, stated that property searching is an intensely personal experience that cannot be easily reduced to a preset set of filtering criteria. He noted that deploying AI provides seekers with a more natural way to express their requirements, enhancing control while making the discovery journey more efficient and flexible. The launch builds on the platform's ongoing efforts to leverage technology and data to streamline key stages of finding a home, keeping pace with shifting consumer expectations toward responsive digital platforms that adapt to individual needs across the UAE real estate market.
